What we look for in applicants


You must read and consent to the following before applying:


  • My verifiable gross monthly income is at least 3x the rent or have a co-signer with income that is 5x the rent
  • I understand applications cannot be reviewed until fully completed
  • I understand submitting an application does not guarantee approval
  • I understand stronger applicants (income, rental history, credit) may be approved ahead of me
  • I understand denied applications are not negotiable
  • Each resident over the age of 18 must submit a separate rental application.



What if I've never rented before? How am I supposed to build residential history? Or what if I don't have income of 3x the rent?

If you don't meet these basic requirements, but have a strong co-signer, we can consider your application. 


If I meet these requirements, does that mean I will be accepted? 

Meeting these requirements does NOT guarantee you will be accepted at the property of your choice. In fact, we deny many qualified applicants because some properties are very competitive. If you meet the minimum requirements or have a strong co-signer, then we sort applications by other factors, like age, length of employment, criminal history and amount of household income. We also expect to begin the landlord-tenant relationship with respect, and cannot accept applicants when that's absent. However, we encourage anyone to apply and don't charge application fees to make it easy and free to apply. If you're not accepted at one property, we can transfer your application to another property if you desire. Even though we're choosy with who we accept, we treat our tenants very, very well. You can expect great service and honest communication from GRPM.


What else should I keep in mind when applying?

Be as thorough as possible. If you fail to include your ID in your application, don't upload proof of income, or leave a lot of spaces blank, we will prioritize other applications when reviewing them.
